Availability & Leasing

You can schedule a tour of The Jax by visiting the Schedule a Tour page, submitting a request through the Contact Us page, or calling our leasing office directly. Our team can walk you through available floor plans, loft-style apartment features, shared amenities, parking options, and current move-in timelines.
Once you choose your preferred apartment home, you’ll complete the online application, submit the application fee and holding deposit, and provide any required documentation. Applications are reviewed for income, credit, rental history, and public criminal records. If an applicant does not meet eligibility requirements, the holding fee will be refunded.
Most applications are processed within 1–3 business days once all required documents have been received. Timing can vary depending on verification needs and how quickly supporting information is submitted.
The Jax offers flexible lease terms ranging from 6 to 18 months, depending on availability and the time of year. Please contact the leasing office or submit an inquiry online for the most current lease term options.
Yes. If your preferred apartment layout is not currently available, you can join our priority waitlist by submitting an online application, a $50 application fee per person, and a $75 priority reservation deposit. Our leasing team will contact you when a matching home becomes available.

Pricing & Fees
Monthly rent at The Jax varies by floor plan, apartment size, features, availability, and lease term. For the most accurate pricing, please visit the Floor Plans page or contact our leasing team directly.
Utilities are not included in the monthly rent. Residents are responsible for electricity, water, sewer, trash, and optional services such as cable and internet. Please contact the leasing office for complete utility details.
Security deposit amounts vary based on screening results and may range from $500 to one month’s rent. Please contact our leasing office for deposit requirements specific to your application.
A $50 non-refundable application fee is required per applicant, along with a $175 holding fee to reserve your selected apartment during the approval process. Once approved, the holding fee will be applied toward your security deposit. If an applicant does not meet eligibility requirements, the holding fee will be refunded.
Yes, renters insurance is required for all residents at The Jax with a minimum liability coverage of $100,000. Please contact the leasing office for policy requirements and available options.
Pet Policies
Yes! The Jax is a pet-friendly apartment community in St. Paul, welcoming up to two pets per apartment home.
The Jax allows up to two pets per apartment. A $200 non-refundable pet fee applies, and monthly pet rent is $30 for cats and $40 for dogs.
Yes, breed restrictions apply, and pets are subject to a 75 lb. weight limit. Please contact the leasing team for the current restricted breed list and full pet policy details.

Apartment Features
Each apartment includes a full stainless-steel Whirlpool appliance package featuring a refrigerator, oven and range, microwave, dishwasher, and garbage disposal. Homes also include a full-sized in-unit washer and dryer for added convenience. Additional kitchen features include white quartz countertops, white flat panel cabinetry, a white herringbone tile backsplash, a single-basin kitchen sink, a gooseneck faucet with pull-down sprayer, and a built-in wine rack. Select kitchens also include an eat-in breakfast bar or island.
Yes, every apartment at The Jax includes a full-sized in-unit washer and dryer, adding everyday convenience directly inside your home.
Yes, all apartments include central air conditioning and heating, along with a programmable digital thermostat for added comfort and control.
Apartments are offered unfurnished, but our leasing team can connect you with third-party furnishing providers if needed.

Policies & Procedures
Residents can pay rent through the online resident portal using ACH or major credit cards. Please note that processing fees may apply to debit and credit card payments. Personal checks and cashier’s checks are also accepted.
Residents can submit maintenance requests through the online resident portal. Emergency maintenance services are available 24 hours a day for urgent issues.
If you need to break your lease, early termination fees may apply. Please refer to your lease agreement or contact the leasing office for details.
No, subletting is not permitted under any circumstance at The Jax. However, leaseholder change agreements may be available; please contact the leasing office for details on that process.
Guests are welcome at The Jax, but extended stays may require prior approval from the leasing office. Please refer to your lease agreement or contact our team for full guest policy details.
